Inspections must be called in by 4 p.m. the day before the inspection. The Building Inspection Line phone number is 970-328-9626.

Inspections
The type and number of inspections needed depend on the individual project. The inspection record issued with the permit has a list of inspections pertaining to most projects in the general order that these need to be called.

A good rule of thumb is that you should not proceed to cover-up any work which has not been inspected.

The Town Building Inspector completes inspection. As construction progresses, applicants (or contractors) must call the Town Building Department Inspection Line (970-328-9626) for each required inspection. Requests for inspections require at least 24-hour notice. It is the responsibility of the permit holder to request the appropriate inspections on the date requested, and assure that inspectors have access to work to be inspected. Inspection requests must be made by 4pm the working day before the inspection is needed.

It is wise to anticipate when they need to be made to prevent delays. No inspection will be made on subcontracted work done by an unlicensed subcontractor.

The final inspection is the last step in the inspection process and is your certification that the work has been satisfactorily completed according to building code.

For all Inspections:
  • Job Site address posted during entire construction process.
  • Job Card in plain sight.
Footing Inspections
Approved plans and site plan on site.
Lot lines clearly marked with string lines or otherwise.
Footing forms and reinforcement in place.
Erosion control in place.

Foundation Inspections
Approved plans and site plan on site.
Foundation forms and reinforcement in place.

Rough Inspections
  • Rough Electrical inspection has been completed by State Inspector before Rough Inspections can be completed.
  • Rough Framing, Plumbing, and Mechanical ready.
  • Job Card posted on site.
  • Approved plans on site.
  • Engineer stamped and signed truss plans for framing inspection.
  • Trash enclosure on site to prevent litter and blowing trash.
  • All framing, fire blocking and bracing done.

Insulation Inspections
Job Card posted on site.
Rough Plumbing, Rough Electrical, Framing and any other work that may be covered up inspected and approved.
Insulation and Vapor retarder installed.

Drywall Nail Inspection
Job Card posted on site.
Gypsum board installed with nailing complete before taping.

Temporary Certificate of Occupancy Inspection

  • Job Card posted on site.
  • Final Electrical inspection has been completed by State Inspector before Final Inspections can be completed.
  • All Final Plumbing, Heating, and Framing work done and approved.
  • Obtained Temporary Certificate of Compliance Design Review Board Letter if applicable.

Details

  • Final grading and paving including any required driveways done.
  • Completed Public Works TCO Inspection (Call 970-328-6354 at least 3 days before final building inspection as to not hold up the process).
  • Final TCO Building Inspection completed.
(TCO is good for 90 days)

Certificate of Occupancy Inspection
  • Obtained Certificate of Compliance Design Review Board Letter if applicable (Use information above for The Bluffs or Eagle Ranch)
  • Landscaping of front and back yard is completed.
  • All items listed from TCO inspection have been corrected.
  • Completed Public Works CO Inspection (Call 970-328-6354 at least 3 days before final building inspection as to not hold up the process).
  • Final CO Building Inspection completed.
