Impact Fees

The following is an overview of the Town of Eagle’s Impact Fees. The overview is intended to serve as a quick guide to the various impact fees that are required as a component of development within the Town of Eagle. This summary is by no means a substitute for Chapter 4.13 - Subdivision Design of the Town of Eagle Land Use and Development Code. There may be provisions in Chapter 4.13, which are applicable to a specific development, that are not included in this overview.

School Land Dedication (Section 4.13.065)
  • Single Family and Duplex Units: Number of Units x 0.014495 = dedication requirement in acres
  • Multi-Family Units: Number of Units x 02676 = dedication requirement in acres
  • Mobile Home Units: Number of Units x 0.022300 = dedication requirement in acres
  • Payment in Lieu of Dedication: please refer to Section 4.13.065.D of the Land Use and Development Code
Municipal and Park Land Dedication (Section 4.13.160)
Residential Uses
  • 0.012 acres per resident of the proposed development, to be computed as follows:
  • 3.5 residents per single family dwelling unit
  • 3.0 residents per 2-family dwelling unit
  • 2.5 residents per multi-family dwelling unit or mobile home
Commercial and Industrial Uses: 8% of the total gross area

Payment in Lieu of Dedication: please refer to Section 4.13.160.D of the Land Use and Development Code
